Calculation version: ajman-units-v1. Official records are evidence of past activity; they are not a forecast.
1. What the connected source covers
Ajman’s official Real Estate Units Sales dataset contains quarterly groups by project, district, unit type and room count. It supplies sale counts, total values and maximum values. It does not contain individual transaction dates, floor areas, completion status, rental data or buyer identity. UAE totals and unsupported medians are unavailable. Other source types remain separately labelled and unconnected.
2. Prices are not interchangeable
A transaction price is a recorded sale amount. A listing price is an asking amount, which may not become a completed deal. A valuation is a separate professional opinion. Rental price is payment for occupation over a stated period. None is substituted for another.
3. Counts, values and averages
Transaction volume means the number of recorded deals: we sum sales_count, not the number of dataset rows. Transaction value sums total_sales_values_in_aed. Average value is total value divided by count. This is not a median. Distinct projects use normalised project names and may not equal registered project IDs.
4. Median prices and price movement
A median is the middle value of ordered individual observations; for an even sample it is the average of the two middle values. Median AED per sq ft would use each valid sale value divided by its floor area in square feet, then take the median within a comparable segment. We do not divide aggregate values by guessed areas, treat maxima as percentiles or fabricate 3-month, 12-month or 3-year price movements. These measures are unavailable for the connected aggregate source.
5. Periods and comparisons
Quarterly trends use only published quarters. Year-on-year changes compare the same quarter one year earlier. Percentage change = (current ÷ previous − 1) × 100, only with a positive, available prior denominator. Annual totals require all four valid quarters. Missing and quarantined periods are gaps, not zeroes. Changes in the property mix can affect aggregate values.
6. Mapping, duplicates and outliers
We explicitly map supported Ajman district labels, use the English counterpart when source language columns are swapped, trim whitespace and uppercase project names. Studio types are included in Apartment but keep a Studio room label; a source room count of 0 remains 0. Unknown districts or types enter review. Group keys use quarter, district, project, original unit type and room count. Conflicting group keys quarantine the entire quarter, rather than guessing which record to keep. Nonpositive counts or values and inconsistent maximum-versus-total arithmetic are flagged. Genuine high values are not silently trimmed; distribution-based transaction outliers cannot be evaluated from aggregates. Raw records are retained separately.
7. Off-plan, ready and supply
Off-plan means purchased before construction is completed; ready means completed property. These labels must come from a documented source field. We do not infer them from dates or project names. Planned supply is not guaranteed delivery. No verified supply pipeline or completion classification is connected.
8. Rents, yield and liquidity
Gross yield would be annual rent divided by a compatible sale value, with aligned property, area and period definitions. It would exclude service charges, vacancy, finance costs and maintenance and would not be a guaranteed net return. No compatible rental series is connected, so no yield is displayed. Liquidity means how easily a property can be sold; a sale count cannot guarantee liquidity.
9. Coverage and activity labels
Coverage reports availability in six domains: sale counts, sale values, transaction-level prices and size, rents, supply, buyer profile. This is not an investment score. Ajman supports two domains; other locations currently support none. We use Limited data and do not assign Active or Balanced labels until a defensible transaction-level activity method is available.
10. Provenance, revisions and freshness
Each snapshot stores the source link, source update time, import time, SHA-256 content hash, raw row count and calculation version. A fixed official API connector stages new snapshots for administrator review; imports never silently overwrite history. Source data may be delayed, incomplete or revised. A 120-day source-age limit applies to this quarterly feed; after expiry figures are withheld. The page uses a stored snapshot, not a live transaction stream. Refresh is currently manual; unattended scheduling is not enabled.
11. Permissions and downloads
Ajman’s connected dataset is CC BY 4.0. Downloads include attribution, source link, reporting period and snapshot version, with SimplyMarkets transformations stated. No owner, buyer, phone, identity, unit number or other personal fields are collected or shown. No unauthorised scraping is used.
12. Independent checks before a decision
Verify title, project registration, developer information, permitted use, outstanding charges, actual unit condition and completion documentation with the responsible authority. Compare like-for-like units and examine finance, service charges, vacancy and resale risks. Obtain independent legal, financial and property advice. Past observed changes do not predict future returns.
Property Intelligence is provided for information and education only. Figures are based on available registered transactions, official market reports or other identified sources. They are not a valuation, investment recommendation, guarantee of appreciation or prediction of future performance. Property values, rents, liquidity and market conditions may change. Users should conduct independent legal, financial and property due diligence before making a decision.
