Real estate: local evidence matters
Assess occupancy, comparable completed transactions and new supply at neighbourhood level. Distinguish an increase in activity from sustainable net income at the asset level.
Income strategies: follow the borrower
Review credit quality and the sensitivity of cash flow to financing costs. Longer maturities may create different price and reinvestment risks from shorter structures.
Private markets: patience has a price
Long holding periods, limited reporting and uncertain exits need to be reflected in your analysis. A return target should compensate for identified risks, but compensation is never certain.
A practical review rhythm
Revisit your assumptions when new issuer reports, fee changes or material market developments emerge. Keep a record of what would cause you to reassess the opportunity.
Targets and projections can be wrong. Your circumstances, liquidity needs and capacity for loss matter. Verify offering documents and seek appropriately qualified advice where needed.
